The Galleries is a pure expression of modern living. The Galleries is intended to fill a niche market of dense housing that retains a single-family home scale and appeal. The developer stipulated that each residence maintain the ability to control a private outdoor area for entertainment and leisure purposes. Thus, a courtyard diagram (drawing from the garden yards of London row houses) emerged as the ideal solution. Contrary to many current development proposals throughout the metropolitan area, each unit maintains its own footprint and private perimeter envelope. By avoiding one large building of adjoining units and firewalls, the developer desired a community that “breathed” and maintained the garden feel at a larger scale.
The design concept of the units evolved as floating zinc boxes on top of a
network of masonry walls that serve as garden walls and interior walls of each
unit’s lower level. As the occupant passes through the ‘cool’ lower level and
elevates into the main living level on the second floor, he/she arrives in a
twelve foot high living and entertaining room. The street front units contain a
dramatic window wall and covered deck that allows the occupant to peer down
onto the scene below and the rear units look into the private garden that
travels along the north edge of the property. As one continues to explore the
living level, he/she finds the ceilings ‘compress’ down into the private realm,
where the bedrooms and guest quarters can be found.
The site overview:
The landscape of the project is intended to be native desert and arid climate plantings within a bed of decomposed granite. Auto circulation is condensed into a singular spine of traffic in between the two rows of buildings. Pedestrian traffic is centralized around the two main sidewalk entries off of Turney. Two art features are intended to draw pedestrians into the site from the street toward private steel gate entries as well as provide gathering area for the homeowners. Additionally, one of the goals of the project is to centralize the project infrastructure as well. The driveway serves as a utility easement that each unit hooks into and one water meter will service the entire property.
The building concept:
To provide the purist expression of the garden wall concept, the lower level of the project is composed of a network of masonry walls. The dramatic skin of the upper structure is predominantly horizontally-oriented corrugated zinc panels on the building ‘fronts’ and the ‘backs’ are covered with engineered cement panels.
The interior environment:
The interior is articulated as predominantly a smooth finish gypsum board on stud framing. The floors will be a natural limestone tile throughout the entire interior. Window systems will be store-front glass with a clear anodized finish. The kitchen millwork will be a wood finish with a stone countertop similar to the flooring. Recessed can lighting throughout the building highlight emphasize the clean modern design.
The master suite bath volume will be expressed as panels of glass and walls covered in tile to provide a feeling of openness and warmth as one enters that private environment. The bathrooms will consist of tiled floors and custom builtin- place tubs or shower enclosures lined with tile. There are two full bathrooms and both exist at the main living level.
