Phoenix Investment Properties
Looking to invest in Phoenix area properties? The real estate investment climate is still favorable here though Phoenix has had incredible price appreciation in the last few years. I believe the phoenix area will continue to appreciate at a steady pace, rather than stagnate or decline.
My strategy mainly revolves around finding fairly new real estate investment properties in growing areas that investors can buy and hold for several years (or longer). In most cases, these properties are not cash flow positive immediately (with conventional 80% or aggressive financing). Instead, my investors aim for property appreciation.
Properties I aim for are generally priced at $280,000 - $400,000, with occasional condominiums priced between $125,000 - $200,000. Sometimes I do find higher priced properties.
Some recent opportunities that have come across my desk:
- A new home with golf course views, priced at $311,000, $50,000 less than the comparable properties on the market. This home was sold within two days of the price reduction announcement.
- A 4 bedroom home for $355,000, with the seller willing to sign a 2 year lease-back agreement.
These properties don’t appear regularly, but when they do, they often need to be acted upon quickly. If you are interested in becoming an investor, do your homework first with your accountant, run your credit score report, and shop for mortgages.

Get ready to buy! Get in touch with a mortgage professional and get pre-qualified. Many of the deals that I come across go fast.
What I will do:
Send you my monthly real estate report, detailing the real estate market in the valley.
Email you as soon as I have any properties that fit my investor criteria: properties selling for much less than comparable homes on the market, homes in good locations that already have long term tenants, or homes with motivated sellers.
When you think a home is a strong candidate, I’ll prepare an investor sheet that details expenses and asset appreciation projections. For out of state investors, I’ll post photographs for a detailed look at the home.
Once you sign, I’ll get you investor discounts for title costs and give out-of-state buyers suggestions for local financing.
