West Valley Area Guide

The West Valley of Phoenix is enjoying a building boom as big as the east valley. Helped by the massive new NFL Phoenix Cardinals football stadium being built in Glendale and the entire infrastructure around it, the west valley is remaking its image. Though real estate prices are generally lower in much of the west valley, there remain pockets of high end homes. The new West includes Peoria, Glendale, Surprise, Litchfield Park, Goodyear, Estrella Park and Buckeye. Affordable new home developments, brand new Spring Training complexes, new office developments, shopping and entertainment make this an enticing area for those moving to Phoenix.

Glendale and Peoria were pretty much built-out until they annexed land in the Northwest valley. Their neighbors to the west still have room to grow.

Surprise butts up against the White Tank mountains and park, and remains one of the least expensive places to buy a new home in the north part of the valley.

Goodyear is changing many of its agricultural areas into subdivisions and has the beautiful Estrella Mountain Ranch, which sits up against the Estrella Park and mountain range.

Head out about 20 minutes west, and you’re near Buckeye, the once sleepy agricultural town that has turned into a new affordable growth spot in the west valley.

Litchfield, Arizona

Litchfield Park, once a small town that was the little brother of Luke Air Force Base, is now home to higher end homes. Pebble Creek, SaddleBrook, and Quail Creek are new home developments that start in the mid-$300’s and go to $1 million plus. Litchfield Park enjoys easy access to I-10, which is a major thoroughfare into the City of Phoenix.

In other newer developments, you can still find homes starting at about $240,000. With its convenient access to I-10, Litchfield remains a desirable bedroom community that is about 30 minutes from downtown Phoenix.

Perhaps the most famous landmark in Litchfield Park is The Wigwam, a resort that first opened way back in 1929. As you can imagine, there’s been lots of changes including a recently completed $5 million dollar golf course makeover. This AAA Four Diamond resort sports casitas, a Red Door spa, and a large pool surrounded by palm trees.
